Every enquiry, inspection and repair in one record.

In one paragraph

For real estate agencies, property managers and developers. One system runs enquiry follow-up, inspection bookings with SMS reminders, and owner and tenant portals, with AI that answers planning questions with the rule cited. PropyChat is ours. No agency runs the full system yet: most of its modules run live elsewhere today; repairs are next. Built in Melbourne, working Australia-wide.

01Where the admin hides

Enquiries, inspections and repairs, each in a different inbox.

The admin we see in agencies and property managers. Plain statements, not quotes.

  • Portal enquiries answered in order of who shouts.

    The quiet buyer waits.

  • Repairs run on phone calls and a spreadsheet.

Tenant, tradie and owner each call to ask.

  • The vendor report is rebuilt every Monday.

By hand, from notes and emails.

  • Planning questions take days of reading.

One planning PDF at a time.

02What we build

One property, one record, from the first enquiry to the owner's report.

Buyers, tenants, owners and tradies each see their part of the same record.

03What we have built

PropyChat is ours. The agency system would run on the same modules.

PropyChat answers planning questions today. The ad leads and client portal that would run your agency are live for a security company, and the bookings and reminders for a chauffeur business.

04Questions from agencies and property managers

The things people ask before they call.

Do you replace PropertyMe or our CRM?

No. Your property management software and CRM stay. We build the enquiry follow-up and the portals around them, with the repairs flow next, and connect where the product allows it.

Does it handle trust accounting?

No. Trust money stays in your trust account software, as the Estate Agents Act expects. The system never holds or moves trust money.

Can it answer planning questions for a site?

Yes, in Victoria. PropyChat, our own product, works out what can be built on a block and cites the planning rule behind every answer. It is in early access.

Can owners and tenants log in?

Yes. Each opens their own portal from an email link, with no password to forget.
